Are There Any Hidden Fees?
All fees are disclosed up front and listed in the Pricing and Services page.
How long does it take to get on the MLS and Internet sites once I sign up?
Usually within the first 60 minutes but times may vary depending which time of the day you submit your listing. Internet sites may take up to five business days after the property has been entered into the MLS. Most are up within one business day.
What is included in your services?
The best way to answer this question is by stating what we DO NOT offer. The few things we do not offer that would typically be done by most full service, traditional Realtors are no pictures, no market analysis, no sign and no lockbox. Other than that we will do everything a traditional Realtor will do. Talk about savings!
Will other Realtors still show my house?
Absolutely. Realtors are bound by ethical standards and the law to show every house that their client wants to see. However, you may stumble upon the unethical Realtor that may refuse to show your home but this is far less than 1% of all Realtors. Remember, buyers are interested in the property, not who the listing company is.

How do I get you pictures of my house?
Email them to pictures@affordablelistings.com. If the pictures are over 1M in size then mail each picture individually. Please be sure they are in .jpg format.
How many pictures am I allowed?
Currently, the MLS allows nine pictures. According to the MLS, the first picture must be the front exterior. The rest are up to you. Realtor.com allows four pictures. If you are interested in Realtor.com Showcase (extra fee) then you are allowed up to 25 photos. Point2 Homes allows 15 pictures.
Do I have to offer a commission to another Realtor?
MLS requirements state there MUST be a commission for a buyer's broker. One dollar will satisfy that requirement. Keep in mind, however, that the more you pay someone the more likely they will bring you a buyer. If you want to list your home and NOT pay a buyer commission call the office for further information at 815-744-4950.
How can you afford to do this?
I’m following the recipe that Southwest Airlines does in the airline industry. By giving excellent customer service, offering a great price that the majority of people can afford and by working by volume.

What if I want to cancel my agreement?
Write on a sheet of paper you want to cancel your listing. Be sure to include your address. Sign it and fax it back. Your listing will be cancelled immediately and you won't even be asked why!
Will my home be posted on any Internet sites?
Yes. Due to technology, once your home is listed it will automatically be distributed to thousands of Internet sites including Realtor.com, ChicagoTribune.com, and Homes.com. Your listing will also appear an individual company sites (such as Remax.com, for example) and individual agents sites.
Will your company bring me a buyer?
No. If a prospective buyer calls the office we will forward the message to you immediately.
How long do I have to sign an agreement for?
The listing agreement was designed to give you complete control over the length of the listing. If you find that you need to extend the listing or cancel the listing simply send us a fax either extending or cancelling the agreement. No cost is required to extend or cancel.

What if I decide I want to go full service?
If you'd like to go full service with HomeOwners Advantage simply call the office and we’ll take care of it immediately. Any payments made previously will be refunded at closing.
Will I get any support from your company other than MLS access?
You will have unlimited listing support throughout your listing period. That means any changes or updates pertaining to your listing. Of course, if you've added options to your service they would be included. The bottom line is we're here to help and to earn your referrals. We'll do whatever we can as long as it's ethical and legal.
Who will help me when I find a buyer?
As an added bonus, HomeOwners Advantage will help you through the entire negotiating process from beginning to end. Once the contract is negotiated and signed (all signed paperwork must be sent to my office within 48 hours) your attorney will step in and take over until closing.
Will agents call me to set an appointment?
Yes. Agents have your information in the MLS to call you direct when they want to show your property. If an agent calls the office to schedule the appointment then they will be forwarded your contact information. If an unrepresented buyer calls to set an appointment they will be given your contact information and you will be notified either through email or a phone call of the buyer so you can follow up.
