Are There Any Hidden Fees?
No, you pay a rate not-to-exceed $347. You will not be responsible for any security deposits.

How long does it take to get on the MLS and Internet sites once I sign up?
Usually within the first ½ hour but times may vary depending which time of the day you submit your listing. Internet sites usually take 1-2 business days after the property has been entered into the MLS.

What is included in your services?
MLS access, top Internet real estate site listings, and an unmatched Members Only site that includes unlimited free brochures, downloadable contracts, special reports and over 200 real life real estate questions and answers. As of August 19th 2004, we are now including all negotiations at no extra cost!!

Will other Realtors still show my house?
Absolutely. Realtors are bound by ethical standards and the law to show every house that their client wants to see. However, you may stumble upon the unethical Realtor that may refuse to show your home but this is far less than 1% of all Realtors.

Do I have to offer a commission to another Realtor?
Not necessarily. There is no requirement that you must offer a cooperating commission to another Realtor to bring you a buyer. Some of my clients will not offer a commission until they know what the offer is going to be. Keep in mind, however, that the more you pay someone the more likely they will bring you a buyer. If you want to list your home and NOT pay a commission call the office for further information at 815-744-4950.

How can you afford to do this?
I’m following the recipe that Southwest Airlines does in the airline industry. By giving excellent customer service, offering a great price that the majority of people can afford and by working by volume.

What if I want to cancel my agreement?
Download a cancellation agreement that is provided in the Members Only section. Sign it and fax it back. Your listing will be cancelled immediately and you won't even be asked why!

Will my home be posted on any Internet sites?
Yes. The main sites will be Realtor.com and ChicagoTribune.com. You will also be on thousands of Realtor web sites as new advances in technology allow individual agents to offer MLS access through their web sites. In addition, if you choose the Showcase Realtor.com your ad will show up on an
additional 300 websites.

Will your company bring me a buyer?
No. If a prospective buyer calls the office I will forward the message to you immediately.

How does your company differ from other limited services companies?
Most limited services companies do the exact same thing. They put your home into the MLS. Besides price there isn't much difference between the companies. However, I give you an unheard of price match guarantee and a Members Only site that includes brochures, hints and suggestions, downloadable items and much more.

How long do I have to sign an agreement for?
That is totally up to you. One day? One year? You decide.

What if I decide I want to go full service?
If you decide to list with another company call the office and your listing will be canceled immediately and you are free to list with whichever company you choose. If you'd like to go full service with HomeOwners Advantage simply give me a call and I’ll take care of it immediately. Any payments made previously will be refunded at closing.

Will I get any support from your company other than MLS access?
You will have unlimited listing support throughout your listing period. That means any changes or updates pertaining to your listing. Of course, if you've added options to your service they would be included.

Who will help me when I find a buyer?
As an added bonus, HomeOwners Advantage will help you through the entire negotiating process from beginning to end. Once the contract is negotiated and signed (all signed paperwork must be sent to my office within 48 hours) your attorney will step in and take over until closing.
